Insulation
You may assume that a contractor’s bid will include adequate insulation, but that’s not always the case. Some builders will skimp on insulation in certain areas such as between the rim joists on a first and second floor. As a result, your home may not be as energy efficient as it should be. Consider having an informal inspection performed once all the insulation is in place in order to make sure you are adequately covered.
Hallway Size
If your new home is more than 2,000 square feet, most builders recommend that hallways be at least four feet wide. That way, more than one person will be able to pass at once, which is something that’s more likely whenever there are more people living under one roof. A larger hallway will also be able to accommodate mobility devices much easier, and this could be beneficial should you find yourself one day needing to rely on them.
Ample Closet Space
These days, closets aren’t just for the bedroom, as kitchens, utility rooms and bathrooms all need to have them as well. Your floor plan should include closets in all the right areas in addition to providing ample storage space within them. You’ll need around 48” of hanging closet space for each person, and around the same amount of space devoted to shelving to store objects on.
Bathroom and Laundry Locations
You could find it difficult to keep up with laundry if your washer and dryer are not easily accessible. Consider locating them just off the kitchen or near your home office in order to make using these appliances convenient to do. When considering your bathroom location, think about how easy it will be for guests to access your facilities, and then plan accordingly. It can also be a good idea to have a half bath near the back entrance to your home so that it will be readily available whenever you are working in the yard.
