A new gated community announcing its location in an underserved area of Long Beach will hold its grand opening this Saturday.

Located nearby Virginia Country Club and Rancho Los Cerritos in Bixby Knolls, Riverdale is a 131-unit community by Irvine-based developer Brandywine Homes and Integral Communities that will offer detached single-family homes starting in the low $600,000s.

The announcement released by the developer described Riverdale as a “gated community in underserved Long Beach,” “underserved” meaning “that there currently is a lack of new construction/houses in this area,” according to a Brandywine representative. “If you look on Trulia, you will find that there are no new homes that have been built after 2000 in Long Beach.”

Brandywine is also developing a 3.3-acre park named after the late Dr. C. David Molina, founder of Molina Healthcare. To be located at 4951 Oregon Avenue, the park will include a turf athletic field, playground, restroom facility, walking path, parking and landscaping, according to the developer.

The park will also have energy-efficient lighting, fitness stations along the walking path and a playground featuring universally accessible play structures, a climbing structure, safety surfacing and will provide shade. Funded by Brandywine, the park will be operated by the city’s Department of Parks, Recreation and Marine and will be open to the general public.

The gated community is being marketed as a perfect location for those who commute to Los Angeles and Orange counties, with easy access to nearby freeways, and “situated in the heart of coastal Southern California.”

“We can’t wait to show homebuyers these welcoming, contemporary family homes in the underserved South Bay area with easy freeway access and quick commutes to both LA and Orange County,” Dave Barisic, principal in charge of sales and marketing at Brandywine Homes, said in a statement. “This amenity-rich community offers in-town coastal living at its finest.”

Brandywine, a developer of infill communities, was founded in 1994 and is a family-owned and operated company that “builds homes that respect and complement the heritage, values and architectural integrity of existing neighborhoods and the people who live there—making a positive contribution to the community.”
