Model Construction Expected to Begin in October; New Neighborhood Located 20 Miles East of L.A.
LA PUENTE, Calif. – Brandywine Homes has broken ground at Bradbury, in La Puente.
Bradbury is a new infill community located at 747 Del Valle Avenue in La Puente that will offer 45 single-family detached homes on 3.87 acres.Model construction is expected to begin in late fall.
“La Puente is an established city in the heart of the San Gabriel Valley that is consistently named one of California’s safest places to live,” said Dave Barisic, principal in charge of sales and marketing at Brandywine Homes, a pioneer of infill development in Southern California.
“We’re thrilled to be able to offer new single family homes in this market.”
La Puente, with a population of about 40,000, is an urbanized city with limited housing stock and excellent access to the Greater Los Angeles job market. Currently, there are no newly constructed homes for sale according to the online real estate data bases Zillow and Trulia.
“Urban infill is difficult to master, but it’s been Brandywine’s specialty for decades,” Barisic said. “We work closely with cities across Southern California to identify opportunities that allow us to provide new homes in existing neighborhoods where the demand will be strong.”
The gated community will offer two-story homes with three bedrooms and 2 1/2 bathrooms. These stylish residences are designed with Spanish, Craftsman and Farmhouse architecture, and range in size from 1,843 to 2,087 square feet on 2,500-square-foot lots. The homes will include great rooms, lofts, private yards, porches and two-car garages. The gourmet kitchens will feature islands and spacious master suites including large soaking tubs and walk-in closets. The community will also include a private pocket park.
Located just 20 miles east of downtown Los Angeles, the Bradbury community is close to Puente Hills Mall, Mt. San Antonio College, California State Polytechnic University, Pomona, the Dwight D. Eisenhower Golf Course and more.
According to the National Association of Home Builders’ formula to determine the local impact of single-family housing in typical metro areas, adding 45 single-family homes will generate $12.9 million in local income, $1.6 million in taxes and other revenue for local governments and 177 local jobs.
