Brandywine Homes Acquires 12 Lots in Pasadena

PASADENA, CA.– Brandywine Homes has acquired 12 lots in the 2.2-acre Estates Pasadena community in East Pasadena. Construction of a dozen four-bedroom to five-bedroom houses will begin this month, with anticipated completion in May 2014.
Purchase price for the lots was not revealed. The deal was financed, but terms were not disclosed. Estates Development Group LLC was the property’s seller.
Dave Barasic, VP of sales and marketing at Brandywine Homes, tells GlobeSt.com the opportunity to purchase in a largely developed area drove the deal. Homes are anticipated to sell for around $1.25 million, but that could change as the project is developed, Barasic says. The lots were finished, Barasic says, and some have beginning construction slab supports.
“Pasadena is a great market for new homes in general,” he says. “In this particular area, there really hasn’t been anything built for a long time.” The surrounding area is pocketed mostly with homes built in the ’50s and ‘60s, Barasic says. “The homes we’re building are high-end homes in an area where the majority of homes are middle level. We’re building a step up from those.”
Barasic says the anticipated customers are “local move-ups, people who have lived in the area and are looking for something a little nicer, newer, and bigger.”
The approximately 2,900-square-foot to 3,500-square-foot homes that will be located at Sierra Madre Villa Avenue and East Sierra Madre Boulevard will be available in Cape Cod, Hastings English and French Provincial styles.
Amenities include gourmet kitchens, luxury master suites, front porches and open floor plans with up to five bathrooms. The homes will have authentic brick and stone exteriors and fireplaces, as well as eco-friendly features, including tankless water heaters, low-E glass windows and night setback automatic thermostats.
The community is less than a mile from the Foothill & Rosemead Shopping Center, whose tenants include Trader Joe’s and 24 Hour Fitness. The school district includes nearby Field Elementary.
The new homes were designed in partnership with LCRA, an architectural firm located in Old Pasadena. TCO designed the landscape, including streetscapes and entry, and Pacific Dimensions will give each home finishing touches.
Brandywine Homes is a residential homebuilder based in Irvine that specializes in challenging infill development. Founded in 1994, the family-owned company has built or developed almost 900 homes in 30 small and mid-sized infill communities.
