Castella’s 21 townhomes will add entry-level housing near Los Angeles and other job centers.

Irvine, Calif.-based infill builder and developer Brandywine Homes has announced the purchase of the former Excelsior Drive Baptist Church site in Norwalk, Calif. as well as its plan to build Castella, an entry-level, 21-townhome community.
The two-and three-bedroom townhomes will feature French and Craftsman stucco exteriors, and range in size from 1,108 to 1,491 square feet. All homes include open floor plans, pre-wired security systems and private yards, while the community features a common patio, barbecue grills, and private and public parking.
“We expect these townhomes to sell quickly,” said Dave Barisic, principal in charge of sales and marketing at Brandywine Homes, in a release. “Like our other Norwalk communities, Sunstone and Citrine, this new neighborhood will fulfill a huge need for new housing in the Norwalk area.” Brandywine notes that, according to the NAHB’s assessment of the local impact of single-family housing in typical metros, 21 single-family homes will generate $6 million in local income, 83 local jobs, and $756,000 in taxes and other revenue.
Castella is the latest of almost 60 Southern California infill developments built or developed by Brandywine Homes since 1994, and the third community that Brandywine has developed in Norwalk. The Sunstone and Citrine communities opened for sales six months ago; Citrine’s 16 townhomes have all sold, while two of Sunstone’s 31 townhomes remain for sale.
