Council approves Brandywine Homes’ condo development

A zoning amendment to build condominiums at Richfield Road and Yorba Linda Boulevard has been unanimously approved by the Yorba Linda City Council.
Brandywine Homes will begin construction on 28 detached condominiums in January, after demolishing three homes on the 3.2-acre property.
Brett Whitehead, Brandywine Homes’ CEO, said the company is in escrow with the three homeowners.
The project has been in the pipeline for more than a year, Senior Planner David Brantley said.
The developer originally planned to build 30 units on the property but cut the number to 28 to meet new city-parking standards and accommodate surrounding residents.
“We’ve been working with our immediate neighbors for quite awhile,” Whitehead said.
The council approved the amendment, going from a commercial to a residential zone, last week.
The condos are one of three planned Brandywine Homes projects in the city.
Earlier this year, the Irvine-based developer broke ground on a 51-unit town home project at Yorba Linda Boulevard and Eureka Avenue, across the street from the Nixon Presidential Library & Museum.
The development was one of the first high-density projects to be approved by the City Council after voters approved measures H and I in 2012.
Some Yorba Linda residents were vehemently opposed to the town homes.
The project was brought up leading to this month’s unsuccessful recall election.
Condos in the 28-unit development will include three and four bedrooms. They’ll be listed at around $600,000, Whitehead said.
Brandywine Homes will bury power lines, which currently run adjacent to the property.
The housing developer is looking to build homes on a third property, on Highland Avenue.
These single-family homes would be built on half-acre lots.
